Roces Tower will rise at 42 levels, with a mix of studio units (21 sqm), one-bedroom, two-bedroom units, and lofts. As another premium, Katigbak said that each unit will come with the following features upon turnover: a shower enclosure and water heater in the bathroom, a kitchen counter top with cabinets on top and below the counter, a convection cook top and exhaust hood “so that the aroma of your dishes while cooking doesn’t stuff your unit or the corridors.”
To compensate for the compact floor area, the floor to ceiling height of the units will be much higher than normal with a 3.2-meter clearing. So for buyers upgrading their interiors with a dropped ceiling, the resulting look will still afford more breathing space than usual.
“This advantage also improves the air quality and makes the unit more welcoming. Our windows and glass panels are likewise bigger than normal to allow the entry of sunlight. We are doing this for all three buildings at a significant expense but it improves the quality of the development,” Katigbak noted.
There is even a grease trap under the kitchen sink, which is provided to catch lard while washing dishes, thereby avoiding material to clog the pipes. This is a practical way to protect the quality of the building, Katigbak said.
Living up to its reputation as a residential resort, a comprehensive list of indoor and outdoor amenities will be presented for the residents. Katigbak said that they will have the most number of amenities among the residential towers of Makati when the second phase, Arnaiz Tower, opens its podium level within the next three years.
These include a large swimming pool complex that contains a 450-sqm lap pool, and separate areas for toddlers and children.
More fitness options will be offered through a 300-meter long jogging path with exercise stations and a 500-sqm, bi-level gym. Indoor and outdoor play areas for kids, a clinic, function rooms, an expansive garden, roofdeck, spa area with individual treatment rooms plus a Sky Lounge with a bar and 20-seater private theater will all be provided for the residents and their guests as exclusive condo amenities.
“The positioning of The Beacon despite all the amenities is still the middle market where we want to carve our niche,” Katigbak noted. “We are not aiming for the market that is looking at 400 sqm units. Right now we are selling at P1.9 million for the studio. When we started in 2008 it was at P1.5 million so we haven’t even finished the first tower yet it already has good appreciation.”
